Reading your amortization schedule

An amortization schedule breaks a loan's fixed monthly payment down year by year into how much went to principal versus interest, and how much balance remains. For a ₹20,00,000 loan at 8.5% over 20 years (EMI ≈ ₹17,356), year 1 pays roughly ₹39,805 toward principal and ₹1,68,473 toward interest — interest dominates early because it's calculated on the full remaining balance. By year 20, that flips almost completely: about ₹1,98,997 goes to principal and only ₹9,281 to interest, since the balance has shrunk to almost nothing by then.

This is the core insight an amortization schedule reveals that a single EMI figure can't: two loans with the same monthly payment can have very different total interest costs depending on the rate and tenure, and seeing the year-by-year split shows exactly when your payments start actually reducing what you owe versus just covering interest.

Why paying extra early saves the most interest

Because interest is calculated on the remaining balance each period, any extra payment made early in the loan — when the balance is largest — reduces the principal that all future interest gets calculated on, compounding the savings for the rest of the loan term. The same extra payment made in the loan's final year barely matters, since there's little balance and little remaining time left for it to make a difference.

This is why financial advice often favors extra principal payments early in a mortgage or loan term over waiting: a rupee of extra principal paid in year 1 saves more total interest than the same rupee paid in year 15, purely because of how much longer it has to compound in your favor.

Frequently Asked Questions

How is this different from the EMI Calculator?

The EMI Calculator gives you a single monthly payment figure. This tool shows the full year-by-year amortization schedule — how much of your payments goes to principal versus interest over the life of the loan.

Why does more of my payment go to interest early on?

Interest is calculated on the remaining balance, which is highest at the start of the loan — so early payments are interest-heavy, shifting toward principal as the balance shrinks.

Is this tool really free?

Yes, Loan Calculator is completely free to use — no sign-up, no hidden charges.
